DESCRIPTION:
The clients were
retiring to Hawkes Bay from Australia
within a 2 year period and wanted
to settle into a fully developed property.
A change of circumstances
saw them occupy the house on completion
and then work with our firm to complete
the site works based on a design prepared
by a Landscape Architect.
CONSTRUCTION
TYPE:
The ground floor
is constructed on a concrete slab
with the first floor of timber truss
design.
The exterior plaster
is Rockcote acrylic plaster and the
roof is imported clay tile.
The two level glazed
wall encompasses the living room and
retreat and is designed to optimize
views and capture the late day sun.

LOCATION:
The house is situated
on the fringe of Havelock North on
the scenic route to Te Mata Peak and
the site provides extensive views
of the Heretaunga plains.
Three residential
sections were purchased by our clients
and the house straddles two sites
fronting the road. The third site
is dedicated to landscaping.
When the property
was subdivided, the developer undertook
extensive reshaping of the site and,
in places, up to 1.500 of fill was
found which had to be removed.
This exaggerated
the steep nature of the site and led
to decisions on orientation and methods
of construction.
